What is a Property Condition Report?

This is the ingoing report, compiled before the start of any residential tenancy. This report must be done to comply with the Residential Tenancy Act 1987.

This very comprehensive report is compiled by your Property Manager and involves going through each room of the property and noting each feature including the condition, cleanliness and type of floors, walls, ceilings, doors, furnishings etc. The gardens and fencing areas are also included. It is noted on the report a description of the item, whether there is damage or if it in the good condition and also if the item is clean or not.

Why is the Property Condition Report needed?

This report is proof of the condition of the property before the tenancy commences. It is a very important report and needs to be comprehensive so to avoid possible disputes in the future.

What should I do to prepare my property for the Property Condition Report?

You should make sure all repair and maintenance are attended to and that all appliances are working and other items are in good working order. The property needs to be clean throughout, including windows and window tracks. The gardens needs to be tidy, with lawns mowed and garden beds free from weeds. You can do this yourself, or you can ask your Property Manager to arrange this for you.

Once your property is ready for the Property Condition Report, you should allow 3 to 4 days for the report to be compiled by your Property Manager and ready for the new Tenant to occupy the property.

How long does a Property Condition Report last?

The Property Condition Report will last for the entire tenancy and this report is used when the final property inspection is done at the end of the tenancy. Your Property Manager will compare the condition of the property at the start of the tenancy, to its present condition.
